Celebrating Everyday Achievements

Lunds Kommuns Fastighets AB (LKF), a municipal housing company in Sweden, works with the belief that engaged employees are the foundation for strong performance and satisfied tenants. The company focuses on team spirit, workplace joy, and customer orientation, creating a culture where employees feel included, recognised, and motivated.

A workplace where everyone contributes

The initiative was set up to strengthen employee engagement and well-being while promoting a sustainable work environment. LKF wanted to show the clear link between motivated employees and satisfied tenants. The goal was to make feedback, inclusion, and collaboration part of everyday work, not something extra on top.

Recognition and innovation go hand in hand

A key part of LKF’s approach is recognising and celebrating both small and big achievements. Regular activities such as Friday breakfasts, holiday gatherings, and employee forums create space to meet and highlight successes. Bologgen 2.0, an internal platform, also makes it easy for colleagues to share positive feedback and celebrate everyday wins.

Innovation is another area where employees are directly involved. Staff do not only propose ideas but also take part in testing and implementing them. Examples include introducing wireless sensors for more efficient heating, carrying out tree inventories to support biodiversity, and installing filters in laundry rooms to reduce microplastics.

Results for staff and tenants

This approach has had clear results. Annual surveys show very high levels of employee pride and satisfaction. LKF was recognised by Great Place to Work as one of Sweden’s 20 best workplaces in both 2024 and 2025, and also received the 2025 Fastigopriset for “The Healthy Workplace”. Engagement has a direct impact on customers as well: in the national “Kundkristallen” survey, LKF has consistently been ranked among the top three housing companies in Sweden.

Lessons for others

LKF’s experience shows that recognition, involvement, and inclusion build workplace joy and strengthen customer focus. By celebrating employees and involving them in improvements, the organisation has created a culture that benefits both staff and tenants. The key lesson is simple: when employees thrive, customers thrive too.
